Each additional package costs $20.00 The fee is payable to the Recorder of Deeds. An easement costs $76.50 for the first four pages and $2 for each additional page. If multiple documents are seized, a cheque for more than five documents cannot be accepted. Separate audits are required when more than five documents are seized. The minimum size accepted is 8.5 x 11 inches. The paper should be white and weigh 20 pounds. * The entire document must be legible to be saved. Once the document is displayed, the copy must be legible without enlargement. * An English translation must accompany a foreign language document. * Original signatures in dark blue or black ink are required. Matching names must be written or typed under Signatures. * The confirmation date cannot be earlier than the date of the document. Seals or stamps must not obscure signatures or printed text.
* Proper confirmation must include the names of the county, state, date, person or official and title of the persons appearing, notarial signature, seal and expiration date. If items are missing from the acknowledgment of receipt, the confirmation will be considered defective. * On the first page, a top margin of at least 3 inches must be indicated. The right side of this margin is used by the Recorder of Deeds. All other margins on the first and subsequent sides must be at least 1 inch. * A legal description of the property, including municipality, county and condition of the property, must be provided. * A package identification number must appear on all documents. In Westmoreland County, it is a 10-digit number. This number is not considered part of the legal description. * Digital amounts must match the amounts written on deeds and mortgages. * If a document indicates “Attachment” or “Appendix A”, the corresponding pages must be attached.
* The multiple documents that make up a transaction must clearly indicate the order of capture on each document. All re-registration costs resulting from an incorrect sequence of registration shall be borne by the party filing the documents. * The reinclusion of a document must be reconfirmed. A typed or written explanation on the document must include the reason for the re-registration. * Deeds, mortgages and assignments must have a certified address of the recipient/mortgage. The certification must be signed. All deeds must indicate the true consideration for the property or must be accompanied by two copies of an affidavit. Any exemption requested (in whole or in part) must also be accompanied by two copies of the affidavit. Where a derogation is requested, explicit reference should be made to the number of the Regulation under which the derogation is requested.
For a property that is in more than one political subdivision, the Clerk will not accept such an act of registration unless accompanied by an affidavit indicating the taxes due in each municipality.
