Legal and General Communities

Michael Eggington, CEO of Guild Living, said, “Globally, we have seen countless examples of how active, community-connected living can change people`s lives. More than six percent of people over 65 in the U.S. and Australia live in subsequent partnerships. This compares to the 0.6% of over-65s who choose to join a senior community in the UK. In countries such as the United States, New Zealand and Australia, the link between housing and health is widely recognized. This support has helped make villages for the elderly a common option for older populations. “We know that building greater and more sustainable economic growth will improve the lives of everyone in the UK. This is something that businesses, communities and individuals can support and work together to make it happen. That`s why we work with our partners to build a better society. Founded in 2017 by Legal & General, Inspired Villages operates communities of seniors that enable their residents to live healthier, happier, safer, and more independent and active lives. Inspired Villages has grown significantly since its inception and currently operates six communities across the UK. Legal & General announced the launch of Guild Living, a developer and operator of future urban residential communities.

We believe that positive communities have the space for people to interact in an attractive and biodiverse environment and are supported by the amenities that make life easier. Staying active later in life is more than fitness; It is also a question of social and mental activation. Described by medical professionals as a “silent epidemic,” loneliness has profound medical implications. More than 2 million people in England aged over 75 live alone and more than one million older people say they leave for a month without talking to a friend, neighbour or family member. Although cities are full of people, social isolation is fruitful. Seniors with special care, such as those designed by Guild Living, have the potential to significantly reduce social isolation. We build homes for sale and rent, modernize construction methods, provide vibrant seniors` communities, and look for new ways to create affordable housing. Through our long-term investments in this sector, we strive to have a positive economic and social impact on the regions and communities where we deliver our homes. We believe it is more important than ever that we deliver the homes our company needs to solve structural bottlenecks in all dimensions of the market. We are tackling the housing crisis head-on by providing housing for all populations, ages and homeowners, while trying to have a positive socio-economic impact on all the communities where we build homes. We want to make sure families and communities have incredible places to live and thrive. Suburban Build to Rent (SBTR) was launched in November 2020 to develop large `single-family` rental communities in the UK`s suburbs.

SBTR will work with builders to advance large sites and run a drop shipping program to deliver 1,000 homes annually through 2024. SBTR housing programs will be community- and service-oriented, providing residents with choice, security of ownership and flexibility – an offer that is largely not available in the broader housing market. Guild Living – a partnership between Legal & General and a team of global design, development and wellness experts – will create a new class of urban senior communities in cities across the UK. Guild Living`s eventual residential communities will consist of approximately 200 apartments with a support network and 24-hour facilities, including a restaurant, physiotherapy room and pool, consultation rooms for GPs, and retail space for local businesses, all of which will be open to the local community. This would mean a gross development value of around £2 billion. Legal & General`s Build to Rent (BTR) urban platform was launched in 2015 and now has seventeen systems in operation or under development across the UK, offering 6,000 homes to select tenants.
